As we celebrate this season of gratitude, it's time for a moment of appreciation for our home state. California continues to dominate the luxury real estate landscape, now boasting 66% of the most expensive ZIP codes in the country.

October's housing market bounced back and had the fastest year-over-year sales growth pace in 40 months. Orange County itself claims 11 spots on the exclusive list of the nation’s 100 priciest ZIP codes, including an unprecedented three ZIP codes in Newport Beach that made the top ten.

Thanksgiving dinner may feel less expensive this year: the inflation-adjusted cost of Thanksgiving dinner falls to its lowest point since 2020. The price of a turkey is down 6% compared to 2023!  Sweet potato prices are down 26%. (USA Today)

DID YOU KNOW:
Qualified personal residence trusts (QPRTs) effectively freeze the value of a property for tax purposes. The homeowner puts the primary residence or vacation home in the trust and retains ownership for however many years they choose. When the trust ends, the property is transferred out of the taxable estate. The estate only has to pay gift tax on the value of the property when the trust was formed even if the home has appreciated by millions in value. QPRTs have become more popular in the past year as interest rate hikes confer another tax benefit. There are a few strings attached, so clients must consult with an attorney/financial advisor. The Global Wellness Institute says that Wellness Real estate developments grew globally from $225B in 2019 to $438B last year. It estimates that the sector could be worth $913B by the end of 2028. Florida-based developer, The Related Group, says that the footprint dedicated to wellness facilities in its buildings has grown between 20-30% since 2019. The world is automating faster than ever, hitting a new record of 3.9 million operational industrial robots in 2022. Over the past 6 years, the density of robots in the workforce has more than doubled, reflecting the rapid pace of technological advancement and our world’s increased reliance on automation. The US has 285 industrial robots per 10,000 employees: South Korea (#1) has more than triple that: 1,012 as of 2022. Only 55% of construction companies across the U.S., Europe and China say they use robotics, compared to 84% of automotive companies and 79% of manufacturing companies. (Construction Dive)

2025 Housing Market Forecast

California’s real estate industry will get some relief next year, with house sales projected to increase 10% to 304,400 transactions in 2025, the California Association of Realtors predicted on Sept. 25. An increase in homes for sale, along with lower borrowing costs, is expected to encourage more buyers and sellers to enter the market in 2025 and the 30-year mortgage rates is predicted to drop to an average of 5.9% next year, down from 6.6% this year.

Lower mortgage rates will encourage many “locked-in” homeowners — reluctant to give up low payments — to put their properties up for sale to pursue a home that better suits their needs and a “soft landing (is) looking more and more likely,” the forecast said.
