It’s a wonderful time to live in Orange County, with sunny skies, mild temps, and a booming luxury market. In fact, OC is number one in the nation for luxury home price gains, which have surged 8.2% locally in the past year. As home values, so do loan limits. Recently, the FHFA limit for a conventional loan for a one-unit property in Orange County will top $1.2 million in 2025—an amount that is nearly double its 2016 limit of $625,500 but still barely above the county’s median home price.

The data shows California captured 9.4% of all interstate relocations in 2024, trailing Texas at 10% and outpacing Florida’s 7% share. Most who relocated out of California did so because of affordability issues related to housing primarily. (NAR)
DID YOU KNOW? A social media ban for children under 16 has passed the Australian Senate and will soon become a world-first law. The Senate passed the bill 34 votes to 19. The House of Representatives overwhelmingly approved the legislation 102 votes to 13. (CNBC)

One of the most remarkable things about the recently revealed gut-renovated, rebuilt Notre Dame Cathedral in Paris after a devastating fire is the fact that the coloring of everything is so light....the limestone looks like....limestone, not the dark grey we associated with this and many other historic structures in Europe. Fly-N-FishI can't believe this Peninsula restaurant has flown under my radar! This week, I celebrated a dear friend's birthday at Fly-N-Fish....her husband managed to reserve the space (no outsiders allowed), and a wonderful evening was had. The service was impeccable, the ambiance was comfortable and cozy, and the food was incredible!
